7 piece dining room set under $500
hi i'm jen and i want to talk to youabout this house because we are selling it this is a four bedroom two and a halfbath house in the atlanta metro area and i want to share some things we didbefore listing it hopefully this helps you if you are trying to sell your ownhome this is actually my third time selling a house and my previous twosales i did net some profit from it so there is a way to get some money out ofa house you just have to know what to do also work with a good realtor that'sreally important so i'm gonna go over a few things so stay with me first thing irecommend if you can and are able to move out of the house before you list itit'll give you a lot less headache when
you're trying to set up showings and youdon't have to worry about keeping it clean so we're actually downsizing to atwo-bedroom apartment and you know it actually fits our lifestyle okay it'sgot a lot of storage and we're happy there i've been traveling back and forthbetween the house in the apartment i've been cleaning this place and movingstuff out and actually we just had someone in to clean the carpet so itlooks great this is crucial but you need to make sure you're working with a highquality realtor someone that has a really good track record of sellinghomes someone that really has your best interests at heart don't just hire afriend or family member because that's
what they do and you know them make sureyou get someone that's really good at negotiating and also is very on top ofthings we've worked with a number of different realtors and not a lot of themhave impressed us we have found one in florida and then the one we're workingwith here lindsay kessler has been great so you need to make sure that therealtor you're working with really is gonna help you get top dollar for yourhouse and help you sell quickly our realtor made some really helpfulsuggestions for some minor things we did to the house to hopefully help it sellshe told us to paint the cabinets white replace the countertops they werelaminate with some quartz and also to
run the hardwood flooring from the foyerinto the living dining room so that that space was no longer carpeted and weactually were very happy with her suggestions we thought they were veryspot on for the house and also she didn't recommend a lot of unnecessarythat might not get you return on investment another great thing aboutlindsay is that she had a rolodex full of people that did really reputable workaround the house so we hired her suggestions for the flooring guy andalso for the painting crew and it worked out fantastic she also works veryclosely with a home stager and i'll link all the information below if you're inthe atlanta area and you're looking for
folks like this definitely i cannothighly recommend these people enough but the home stager i actually spent the daywith her and it was absolutely fascinating watching her work she'sinsanely talented and really picked out furniture accessories even little thingslike towels that really kind of added that finishing touch to the living roomthe dining room the kitchen the family room and the master bedroom and bathroomsuite so she picked out some really great items and she basically has awarehouse full of stuff and she brings them to different homes and stages thehomes and i will say this about home staging well the upfront costs - mayseem a little bit steep when i thought
about it it really saved us money in thelong run because if we were to buy even a fraction of the furniture and otheraccessories that bobbi brought in it would have cost us thousands andthousands and thousands of dollars so she gave us a very fair price andtypically home stagers work for a three-month contract so they'll put thefurniture and accessories in your home for three months and then they they comeget them at that it's a very simple process and i was very glad i ended upgoing this route this is my first time working with a home stager and i wasdefinitely not disappointed and also i got to learn from her a little bit shekind of let me tag along and see what
she was doing and it was a lot of fun ireally enjoyed working with her before the home staging the rooms were totallyempty and while you might think that's a good thing it can actually be asnegative because potential buyers coming through the space are gonna have areally hard time visualizing it and also figuring out the scale of the roomwell my couch fit will my bed fit you know so having those things already inthe room gives them a good point reference for themselves it also helpsthem to see the potential of what they can do to each room i was so impressedwith the home staging i'm gonna show you a few before and after photos and i wasjust amazed she brought in a lot of
stuff for the dining room she brought inlamps she brought in rugs she brought in artwork and we don't have any of thatstuff ourselves so that was awesome you know and actually we didn't haveanything in the living room that i'm sitting in but she really helps becausethat's the first thing you see when you walk in the door i really think it'llmake a great first impression and right now let's get to a few before-and-afterphotos the kitchen we have the cabinet's painted we had white quartz countertopsinstall we painted the whole house in sherwin williams repose gray and weadded some copper back splash in the kitchen i think it opens up the itreally makes the kitchen look brighter
one of my favorite stores in the planetis aldi i was there the other day and i happen to see they have led batteryoperated under cabinet lighting a set of six plus this handy-dandy remote for$14.99 so of course i got a set and it works great it installed in a fewminutes literally few minutes it came with all of the batteries so you don'tdefy anything and check this out let me show you the remote there's off onthere's even a dimmer so you can get some serious mood lighting there's alsosome presets like you can do ten percent forty percent eighty or hundred soyou've got all those options and if you want to set a timer like say you knowyou want to have these on but then you
