it's karin carr with keller williams insavannah, ga and we are here on tip #2 in my series of tips forsellers - things that you can do to get your house ready to put on the marketthat will give you the most return on investment. the biggest bang for yourbuck. so today we're gonna talk about light fixtures, and fixtures in general.if your house was built in the 90s or even the early 2000s and you've got allthose brass light fixtures that look like this... this is no good. nobody likesthese anymore, they need to go. so the things that are really popular right noware things that are very industrial and rustic. if they look like they came outof a factory or a warehouse it's very


popular these days. if you want to go with something a little more contemporary in stylebrushed nickel is very popular, which is silver but it's not really shiny. or oilrubbed bronze, which is that really dark brown with... coppery edges. or even black, depending on what exactly it isthat we're replacing. but brass just is no longer popular, and ifsomebody walks in and all of the light fixtures are brass, all of the faucetsare brass, they're immediately thinking, "okay, this house is extremely outdatedand we're gonna have a lot of work to do." and if they write an offer on your house, that's going to be reflected in


their offer price most likely. so let'sdo these changes first so that when they write their offer they are more inclinedto write a full price offer! fixture color is huge. oil rubbed bronze andbrushed nickel, wood, things that are rustic and industrial, or wine themed. ifyou've got a chandelier in the dining room and it's made out of wine barrelstaves... things like that are extremely popular right now and will definitelyhelp your house sell faster and for a higher price. stay tuned for the next tip.
